Have your development project or asset reviewed by professional planning consultants and give it the best chance of maximising its value without undue cost, or delay.

Getting Off On The Right Track

It is vital to ensure that any development project gets off on the right track, particularly in the circumstances we now find ourselves. In the absence of professional planning advice, many projects/assets will proceed with inherent difficulties, leading to further costs and delay later on in the planning/asset management process. This is a situation that can be easily avoided.

The planning system is continually changing. As chartered town planners we keep abreast of these changes and can provide appropriate advice as needs be.

Stephen Little & Associates are pleased to be able to provide a streamlined, cost efficient, strategic planning advice service to you and your clients at key stages in the planning process. We are calling this service the Planning Health Check.

How Does The Planning Health Check Service Work?

Senior personnel would be available at competitive hourly rates to provide you and/or your client with project specific town planning advice in order to give your development project the most realistic chance of achieving planning permission. The arrangement is totally flexible in that it can be adjusted on a case-by-case basis to reflect the requirements of you and/or your client.

It could be as simple as attending a meeting and offering our opinion, or may involve lengthier engagement that would require us to review material in advance of providing any advice.

At What Stage Of The Project Would A Planning Heath Check Be Advisable?

We believe that the right time to engage with a town planning consultant is at the very outset of the project. Wherever in the process you become involved is the right time to engage so as to ensure that the project or asset is founded on a sound town planning basis.

1. Asset Management

You may be doing work for NAMA, Receivers, Banks or landowners who could have multiple case files with you. We would argue that a strategic town planning overview would provide an essential tool to determining which projects/assets are worth pursing and in what sequence.

In order to best advise your clients as to how to manage their assets, you need first to understand the asset itself.

Having a town planning overview of the assets involved is a critical step in this process.

Where you have more than one asset/project in hand we can provide a Planning Health Check in the form of a strategic town planning overview which will score the assets/sites under a series of town planning criteria. This will provide you with a clear indication in town planning terms of which sites/assets are best placed and which inherent difficulties are likely to arise.

2. Strategic Site Appraisal

Alternatively a decision may already have been made determining which files/assets are to be acted upon following other means of assessment. You may wish to then obtain strategic advice regarding the likely issues to be addressed for those specific assets.

  • Our Planning Health Check service could consider at a strategic level:-
  • The Development Plan, including any reviews, and any Local Area Plan
  • National Planning Guidance
  • Understanding the significance of planning history on a site/asset
  • Assessment of the consequences of the Core Strategies on given assets
  • What potential pitfalls need to be avoided with positive development solutions?
  • What alternatives are open to be considered for the project or asset?
  • What infrastructural constraints exist?

Following such a review we could put forward recommendations for the site or asset.

3 Project Initiation

In the event that you or your client have a project you wish to commence, with the intention of achieving planning permission, we can provide a Planning Health Check service which will highlight at the outset the main issues and information to be addressed, and the pitfalls to be avoided, so as to ensure that the project stands the best chance of success.

We could also provide a service with a more comprehensive involvement as needs be.

How Much Will It Cost?

The Planning Health Check service is provided on request and is charged at hourly rates so you only pay for the time you use. As every project is different we will be happy to provide you with an estimate of our time inputs once we have a specific brief.

Please contact us for a competitive quote based upon an hourly rate.
