Building Energy Rating (BER) has evolved into an entire study area in itself with many still struggling to get to grips with it. Quite simply, as of 1/1/2009, the legal position is that all
buildings offered for sale or rental are now required to have a B.E.R. Certificate. In addition to being qualified and registered as BER Assessors, we implement this knowledge dynamically at design stage to guide clients in relation to the orientation and form/shape of the building, optimising solar gain, assisting in decision-making in relation to the myriad of choices pertaining to energy efficiency/ sustainable development / renewable technologies . . . . . . the list goes on, but we try to remove some of the mystery and provide solid advice (in many instances based on first hand personal experience and extensive research in this whole area)
Fire Safety Certificate applications are required for all commercial projects and form a necessary part of Building Regulation compliance. It is a crucial pre-construction stage and should ideally be done prior to tender so as to address potentially costly design implications.
Production of Construction Drawings and documentation, Routine site inspections/site meetings, Stage Payment Certificates, Final Account agreement, administration of Practical Completion/retention monies and issuing of Certificates of Compliance.
We work closely as an allied service provider to the legal profession, covering the likes of mappings (for registration purposes)/certificates of area, Declarations of Identity, accident reports, expert witness attendance at courtroom hearings and arbitration procedures, etc
Co-ordination (including liaising with other design team consultants where relevant) and production of Preambles / Preliminaries / Project Particulars, Form of Tender, Conditions of Contract and Articles of Agreement, Tender Drawings, Specification, Detailed Price Breakdown / Bill of Quantities and supplementary tender information. Guidance on selection of Tender invitees/process, tender reply analysis and recommendations.
Health & Safety
It is no exaggeration to state that to the uninitiated the whole area of Health & Safety can prove to be a labyrinth of legislative and regulatory requirements. There are very onerous duties placed on Employers (Clients), Designers and Builders/Developers alike – ignorance of such obligations in no way exonerates any of the parties, and not being aware of these duties can result in massive liability exposure

Based on preliminary site assessment/survey, we can take you though the conceptual design process, which can progress to Pre-Planning meetings with the Local Authority.

services across a broad range of project types (including, commercial/industrial developments, residential schemes, private houses, retail outlets, plus considerable experience in alteration/renovation type projects). Obviously, the foregoing are relatively broad descriptions in a world where services are becoming evermore specialized. We would of course be only too pleased to receive enquiries and discuss a more tailored service where so required.
In more general terms, as regards the services offered, our geographical base spans across the country (from Dublin to Cork, Shannon, Waterford, Kilkenny, Clonmel, Carlow), but operates primarily here in the south-east. As regards project scale, we have been/are actively engaged in projects ranging from €10,000 to in excess of €90M.
Along with all of the above mainstream and specialist architectural

services, we provide an extensive scope of “report and advisory” services, which includes the likes of Valuation Report forms (required by lending agencies for mortgage/loan purposes), condition reports on existing building, snagging inspections for newly completed properties, dilapidations surveys, etc
We do possess substantial “in-house” skills (notably in the areas of urban planning, advanced 3D-imaging, fire safety and Building Energy Rating Assessments).
