Strategic Planning

In tandem with the management of day-to-day issues, a coherent and agreed future plan is crucial in safeguarding the long-term successful operation of your property. Within six months of appointment Core Estate Management, in conjunction with the Management Company Board of Directors and a Building Surveyor, can present to the Board a five year Strategic Plan. The Strategic Plan would be compiled to meet the future aspirations of the owners of the development in terms of an agreed schedule of enhancements. This agreed document will form the basis for the long term planning of the development.

Sinking Fund Analysis

At Core Estate Management, we ensure our clients are fully briefed on the future requirements of their property. We devise a sinking fund analysis specific to each of our client developments, which details the reserves required to meet the future dilapidations at the development. This report equips the Board with the information required in terms of compiling accurate service charge budgets to ensure that the long-term interests of all owners are met.

Project Management

Whether as part of the on-going schedule of enhancements or due to remedial issues, planned and unplanned works are a fact of life and are required in every development over time. At Core Estate Management, we understand that costly project management services are an unwelcome extra cost to apartment owners. As part of our estate management services, all routine and cyclical works within our professional competencies are included in our managing agents service - we do not apply additional charges for supervising projects such as refurbishment works, painting etc. We believe in delivering our clients a fair, professional and value added service and we will supervise and liaise through every stage of the project.

At Core Estate Management, we understand that the agency costs of managing small developments can constitute a large percentage of the running costs of your development. Developer Service

We recognise that the property owners are the sole contributors to our fees and as such are our only clients. In order to avoid any conflicts of interest, we do not seek contracts directly from Developers. However, in response to a number of requests, we have devised a Developer Module which is tailored to meet the needs of apartment owners and developers for the early stages of development prior to the handover.
