Subsidence

Subsidence in house foundations usually occurs as a direct consequence of the action of water. This water washes away the fines from the medium under the foundations thereby weakening it and allowing movement in the foundations. Repair of this damage is readily addressed by pressure grouting under the foundations, installing mini piles and cross-beams or a combination of these procedures.

  • The Tell-Tale Signs of Subsidence
  • New or expanding cracks in plasterwork
  • New or expanding cracks in brickwork.
  • Doors or windows sticking.
  • Rippling wallpaper.

If you notice any of the above in your house, you should have it inspected in order to confirm whether or not there is subsidence. We have the experienced personnel to carry out these inspections.

The first obvious sign of subsidence is the appearance of cracks. However, not all cracks indicate that there is a problem. Most buildings experience cracking at some time and there is no need to be alarmed by every crack that appears.

Cracks are not uncommon in new properties and newly built extensions. They are likely to be the result of the building settling under its own weight. These usually are nothing to worry about, nor are fine cracks that often appear in newly plastered walls as they dry out. Buildings shrink and swell naturally due to changes in temperature and humidity, which can lead to minor cracks where walls and ceilings meet. These too should not normally be anything to worry about.

A precast floor is a concrete floor that has been manufactured in a factory under strict quality controlled conditions, rather than concrete floors that are poured on site or timber floors. This grey powder, when mixed with water, forms the glue to bind together the other ingredients. The most commonly used cement is Normal Portland Cement. Concrete is a small net contributor to greenhouse gases responsible for 2.6% of UK CO2 emissions in 2002.

Davocal Construction - Plans - New Builds, Refurbishments, Renovations, Builder & Extensions - Timber framed

A ‘dry’ plasterboard lining system is used, rather than wet plaster, allowing decoration to be carried out immediately the house is finished and eliminating the need to make good where shrinkage of the plaster has occurred. Timber frame homes, on the other hand, are precision-engineered under factory conditions, doing away with many of the building processes traditionally done on-site.
