BMG Property & Facilities Management operates a total property management service.
Total management includes the following services:

Accounting/Administrative
Opening up the Company Bank Accounts.
Preparation of the service charge budget the coming year and apportioning it out according to the Lease agreement.
Provide a copy of the budget to each owner showing a detailed breakdown of costings.
Collection of the Service Charges.
Maintain Service Charge records of all owners.
Checking, approval and payment of all creditors invoices.
Preparation of financial statements both monthly and yearly.
Working with the Company Auditors re. End of year accounts.

Insurance
Arrange insurance valuation as required
Obtain quotes for insurance renewal
Submit quotes to the board of directors and renew insurance
Deal with all insurance claims as required

Meetings
Prepare and distribute notices of Annual General Meeting
Attend Annual General Meeting
Prepare and distribute minutes of AGM
Attend any Board meetings during the year

General, Repair and Maintenance
Keep a record of all occupiers in the development.
Advising the Directors on a provision of a Sinking/Reserve Fund.
Sourcing suitable, fully insured contractors for your development and issuing them with contracts.
Arrange annual service contracts for Lifts, Gates, Fire Alarm etc
Making routine twice-weekly visits to the development.
Dealing with queries from Directors/Management Committees.
Advising the Directors in relation to House Rules and dealing with breaches of same.

Company Secretarial Service
Acting as the Company Registered Office, which includes maintaining all Company Books, Seal and Statutory Registers.
Providing administrative support and guidance to the Directors.
Ensuring that the Company complies with statutory requirements’ and that all statutory forms are filled out and filed on time with the Companies Registration Office.
Ensuring that those entitled to can inspect the Companies’ Books.
Recording minutes of meetings, AGM, Committee or EGM.
Dealing with queries from Solicitors regards sales.
Arrange and book rooms for AGM / EGM

24hr Emergency Contact
BMG provides a 24hr emergency contact for plumbing and electrical problems in the common areas of a development.
